It was considered that the Design and Access statement did not adequately describe the proposals or explain the design principles and explain the impact of the proposed alterations on the building. The Panel would expect the revised application to address fully the character of proposals for the interior.

CAP regretted the construction of this property in the first place as the low quality infil in the back gardens of two villas was inappropriate. The shop front was already in line with the side walls of the villas and any further projection forward could not be accepted. If a new shop front on the existing line were to be proposed it must be of very high quality in this highly visible location. The Panel strongly objected.
