CAP remained concerned that the separation of the rear area from the Lyndhurst Hotel would restrict beneficial development of the existing building by removing potential parking area or amenity space. The new proposal had been reduced from five flats to four, but the car parking had been reduced from two cars to one and the building from three to two storeys, and the flat roof had been removed. The boundary of the site would be only one metre from the back of the hotel which would limit refurbishment of the building. For this reason the panel rejected the proposal.
