No decisionCAP was concerned about the roof for three reasons: the roof on the South side was at too shallow a pitch to be successfully covered with cedar shingles; the roof on the North side would be visible from the road, and a grey membrane was not appropriate; there would be a long gutter behind the bamboo wall which would fill with dead leaves and was not visible. The trachycarpus must be relocated.

Convert the first and second floors to self-contained one-bedroomed flats and the third floor to a self-contained two-bedroomed flat with associated internal external alterations, and provision of external refuse and cycle storage. No decisionCAP was concerned about the extent of internal alterations and the proliferation of staircases. The existing staircase from ground to first floor would become redundant and be enclosed in a glazed screen. It would therefore be at risk of lack of use and maintenance.
At second floor level the existing staircase would be removed, a new one inserted and partitions moved. At first floor level the partition, presumably recent, dividing the rear room would be removed and a shower room inserted adjoining the chimney breast. The was no evidence of the existence of a chimney piece. Existing modern dormer windows would be replaced by more appropriate ones. A condition requiring large scale details of the new windows must be applied.
The proposal to paint the new lime render with a mineral paint displayed a lack of understanding and should be reconsidered.
The design must be related to the rest of the listed building. Advice should be obtained from a conservation professional.

The front elevation was inappropriate with the oversize expanse of wall above the first floor windows. The Panel objected.
