CAP was split in two as to whether this was too large for its position or that it was a suitable design. No comment was made.

Retrospective consent for re-building of the roof and replacement of attic joists, installation of replacement boiler, pipe work and flue to first floor stairs cupboard. Replacement of existing timber windows and damp proofing of external walls. CAP was very concerned that substantial structural work had been carried out without Listed Building consent. Historical fabric including plaster ceilings. timber joists and joinery will have been lost and would be impossible to replace. The case officer must establish the extent of the loss.
The presumption would be for the retention of the existing windows, although the replacement of UPVC by timber would be an improvement. Evidence must be submitted to support the introduction of multipane sash windows, and where the windows have already been put in place, this may not be an option. The appearance of the windows in the application did not appear to be appropriate.
The addition of damp proofing to external walls cannot be approved without full details. Problems of damp must be addressed at source rather then by sealing external surfaces.

CAP considered the alteration of two windows to make them opening would involve much thicker sections to the mullions and would have an adverse effect on the carefully detailed and high quality elevation. This would have an adverse effect on the Conservation Area.
